Buying an investment property

The purchase price is only one part of the analysis. We consider the property, location, rental income, existing agreements, maintenance, planning and regulatory restrictions and the marketability of the investment.

We also look at the actual operation of the property: current income, owner costs, vacancy risk, expected investments and how the return compares with the risk.

Gross yield does not tell the whole story

An attractive gross initial yield does not automatically make an investment attractive. Maintenance, management, insurance, taxes, vacancy, owners’ association contributions and financing costs can significantly affect the net result.

Where possible, we therefore look beyond rent divided by purchase price. An investment decision should fit your objectives, investment horizon and risk profile.

Selling an investment property

Investment property requires a specific sales strategy. We analyse the property, rental situation and relevant target audience and determine how best to take it to market. Depending on the asset, a public sale or a more targeted and discreet strategy may be appropriate.
