Ground floor:
The ground floor of the complex features the central entrance hall with mailboxes, the intercom system, access to the staircase and the lift. Separate private storage rooms for each apartment are also located here. The storage room (approx. 5 m²) is ideal for additional storage or bicycle parking and is accessible via both the communal entrance and the side entrance.

Through the apartment entrance, you enter the hallway (approx. 2 m²), where the cloakroom and the utility meter cupboard are located. From the hallway, you have access to the bright living room with an open-plan kitchen. The kitchen (approx. 4 m²) is arranged in a practical straight-line layout and is equipped with upper and lower cabinets, a sink, a four-burner induction hob, and an extractor hood. The living room (approx. 21 m²) benefits from a large sliding door that provides direct access to the spacious terrace and garden, creating a seamless connection between the indoor and outdoor living spaces.

From the hallway, you also have access to the bathroom, the separate toilet, and the bedroom. General information:
The name Neerhem is derived from the words Neer (low) and heim (home or settlement). Over the centuries, the hamlet of Neerhem developed outside the Berkel Gate, one of Valkenburg's three historic city gates, although large-scale residential development only took place after the Second World War. From Neerhem, the historic Dwingel path runs along the south-eastern side of Valkenburg Castle. This old, partly hidden route leads to the Daalhemerweg on the opposite side of the Heunsberg and once formed part of the castle's defensive system.

Until 1940, Neerhem belonged to the former municipality of Oud Valkenburg, and the street was known as Oud-Valkenburgerweg. In 1886, the road was widened and enhanced by the local tourist association VVV Het Geuldal, which had been established one year earlier, including the planting of a row of trees along the southern side. A few years later, in 1892, the impressive spa hotel Huis ter Geul (now known as Parkhotel Valkenburg) was completed, based on the designs of the renowned architect Pierre Cuypers.

Valkenburg town centre, with its wide range of shops, restaurants, cafés, and everyday amenities, is within walking distance. Public transport is also easily accessible from the apartment, while the main roads towards Heerlen and Maastricht can be reached within just a few minutes by car.

To protect the interests of both the buyer and the seller, it is expressly stated that a purchase agreement concerning this property shall only come into effect once both parties have signed the written purchase agreement (written contract requirement).
