Description

In a quiet and sought-after residential area in Margraten lies this well-maintained, detached linked single-family home from 1965. The house has been occupied by the first owners since its construction, and this is reflected in the care with which the property has always been treated. Featuring an integrated garage, two spacious basement rooms, three bedrooms, and a beautifully landscaped garden with terrace, this home offers an excellent foundation for comfortable living, while also providing the opportunity to modernize the property to your own taste.

Layout:

Basement level (Souterrain):
Storage cellar I (approx. 8 m²), accessible from the hall, with an average ceiling height of approx. 1.97 m. This level houses the central heating boiler (brand: Nefit) and provides access to the crawl space.
Storage cellar II (approx. m²), accessible both from the garage and the living room.

Ground Floor:
Upon entering the hall (approx. 4 m²) with cork flooring, you have access to the meter cupboard, the staircase to the first floor, the dining room, living room, kitchen, and cellar. The toilet is fully tiled and equipped with a wall-mounted toilet and a small sink. The naturally lit dining room (approx. 15 m²) is separated from the living room (approx. 22 m²) by elegant ensuite doors. Adjacent is the dark brown oak kitchen with various separate cabinet walls. The kitchen (approx. 20 m²) is arranged in a wall layout with upper and lower cabinets and features a double sink, a 4-burner gas hob, and an extractor hood. The cabinet wall next to the kitchen includes connections for the washing machine and houses part of the fuse box. The refrigerator is located in the cabinet wall opposite the countertop. The floors in the living room and kitchen are tiled with natural stone, while the rest of the ground floor features tiles with a cork pattern. The kitchen serves as a central point in the home; through the French doors, you can step directly into the backyard, and a secondary door provides access to the second cellar, garage, and storage room.

First Floor:
The first floor is reached via a fixed staircase leading to a landing with access to three bedrooms and the bathroom. The bedrooms (approx. 12 m², 12 m², and 11 m²) all feature light cork flooring and wooden window frames with double glazing. The fully tiled bathroom (approx. 6 m²) is equipped with a bathtub, shower, wall-mounted toilet, and a washbasin. Currently, the bathroom does not have a radiator, though this is possible to install. The bathroom floor is tiled, while the landing and bedrooms are finished with vinyl in a cork pattern. From the landing, there is access to the attic storage space.

Garden and Terrace:
The garden with terrace has been carefully landscaped and is accessible from the living room. It can also be entered via the gate at the front of the property. The garden faces southwest and offers complete privacy. A large awning has been installed at the rear of the house.
